Conveniently located in the Lake Norman area just north of Charlotte, the residents of Troutman’s finest lake community have convenient access to everything they need.
Community Schools
Children living at Falls Cove may attend classes at award-winning

Shopping and Convenience
- A new shopping center, anchored by a Lowe’s Home Improvement,
is located off exit 42 on I-77 – just minutes from
Falls Cove.
- The Village at Byers Creek recently opened and is anchored by a Harris Teeter. Located at the intersection of Hwy. 150 and Perth Road, just 5.3 miles from Falls Cove, this development also features 31,100 square feet of retail shops, including restaurants, a coffee shop, wine store and dry cleaners.
- Everyday conveniences are less than 15 minutes from Troutman in Mooresville. And, Winslow Bay Commons and other shopping centers
on Hwy. 150 are a short trip, as well. Winslow Bay Commons is a 255,000-square-foot
center with anchor stores Dick's Sporting Goods and Linens 'N Things,
plus Caribou Coffee and a host of restaurants. A SuperTarget and
Wal-Mart Supercenter are also near.
- Drive north to Statesville, and you’ll find the Signal Hill
mall just off I-77, along with a drive-through Starbucks and huge
outlet mall.
- The Lake Norman area is teeming with great dining options. The
Prickly Pear in downtown Mooresville, Kudzu’s in downtown Davidson,
Mickey & Mooch in Huntersville and several locally owned seafood
restaurants are all popular eateries.
- The open-air Birkdale Village in Huntersville offers a Barnes & Noble,
Williams Sonoma, Talbots, Banana Republic, Dick’s Sporting
Goods, plus an assortment of fine and casual restaurants.
- Northlake Mall, at exit 18 off I-77, features
more than 150 stores and a 14-screen movie theater. Northlake Commons,
adjacent to Northlake Mall, includes a 365,000-square-foot, open-air
mall with both shops and restaurants. SouthPark Mall in south Charlotte
features high-end stores including Nordstrom, Louis Vuitton, Burberry,
kate spade, Hermes and Neiman Marcus.
- Drive east on I-40 to visit Winston-Salem’s Hanes Mall. One
of the largest malls in North Carolina, Hanes Mall has 1.5 million
square feet of retail space and features a unique layout. Take I-40
west for excellent furniture shopping in Hickory.
- With easy access to I-77, Falls Cove is only 15 minutes from the
Statesville Regional Airport and 40 minutes from Concord and Hickory
regional airports, which are ideal for private planes. Charlotte-Douglas
International Airport is about 40 minutes away and offers more than
500 daily departures to destinations around the world.
Arts, Culture and Entertainment
Falls Cove residents will enjoy exploring the historic downtown
areas of Troutman, Statesville and Mooresville. And, the Davidson College
activities calendar is chock-full of cultural and sports events open
to the public.
- There are many opportunities to get involved in the town of Troutman,
including community groups such as the Troutman Youth Athletic Association
and Citizens for the Troutman Library.
- A short distance from downtown Troutman, you’ll find Lake
Norman State Park and Stumpy Creek Park. Stumpy Creek Park off Perth
Road is an 83-acre facility with multiple sports fields, a playground,
picnic shelters and a nine-hole disc golf course. At Lake Norman
State Park, you’ll enjoy lakeside trails, a beach and boat ramp, and
areas for camping, picnicking and swimming. Rent a pedal boat or
canoe and show your family the lake firsthand.
- The Barium Springs YMCA spans a 17-acre site and offers a wide
array of exercise classes and equipment. The facility also includes
a full-size soccer field, two full-court gymnasiums and a full-size
outdoor swimming pool.
- Just 15 minutes from Falls Cove, the Lazy 5 Ranch offers a 3.5-mile
safari during which you can see more than 750 animals from six different
continents.
- Take a short drive to Queen’s Landing on Hwy. 150 and experience
a day full of summer fun. Visitors can take a dinner cruise on the Catawba
Queen, play miniature golf and other games at the amusement
park, dine at BJ Duck’s Deli and enjoy the nightlife at Joker's Dueling Piano Bar. Big Daddy's seafood restaurant on Hwy. 150 is a local favorite.
- In nearby Statesville, Fort Dobbs is a North Carolina historical
site that offers information and presentations on the French and
Indian War (1754-1763). Throughout the year, bring the family and
watch colonial history come alive through re-enactments, demonstrations
and lectures.

- Whether you’re water skiing, sailing or canoeing, Lake Norman
easily accommodates most water activities with a surface area of
32,510 acres.
- If you love fishing, you’ll be right at home on Lake Norman.
You’ll find a variety of black crappie, striped and white bass, largemouth and smallmouth bass, channel catfish, bluegill and yellow perch.

The Lake Norman Regional Medical Center and the adjoining Medical
Pavilion at Lake Norman provide comprehensive health care just 15 minutes
from Falls Cove, including:

Located off I-77 at exit 33, Lake Norman Regional Medical Center is
accredited by the Joint Commission and is a member of the North Carolina
Hospital Association and the Federation of American Health Systems.
Iredell Memorial Hospital in north Statesville is also just 15 minutes
from Falls Cove, providing a wide range of health care, including:

Located on US-21 at Brookdale Drive, Iredell Memorial Hospital is
accredited by the Joint Commission and is certified as a Community
Cancer Program by the American College of Surgeons’ Commission
on Cancer.
The Troutman Volunteer Fire Department is a full-spectrum fire and
rescue agency. The department operates out of two fire stations;
one is in downtown Troutman. All calls come through the Iredell County
Emergency Medical Services facility (ICEMS), and one of ICEMS’ base stations is located in Troutman.
Low Taxes
Residents of Falls Cove enjoy Iredell County’s low tax rates.
The property tax rate for homes in Falls Cove is noticeably
